About the property

This flat takes up the whole second floor of a listed house from 1843 with four units, a classic carriage entrance and a green shared courtyard. House and flat have been looked after and repaired regularly. The last modernisation was in 2022; the heating was replaced in 2024.

The ca. 98 m² flat has a rare location and a well-planned layout: three bright rooms, a separate fitted kitchen with space for a dining table, a large bathroom with a window and a bathtub, and a separate guest WC. As the floor plan shows, a fourth room is possible if the kitchen moves into the living room.

The living room and the large bedroom have box windows and restored light parquet. The children's room still has the historic plank floor. The rooms facing the courtyard have modern double-glazed windows. Entrance, kitchen, guest WC and bathroom are tiled. Ceilings are ca. 2.90 m high.

A storage room in the house belongs to the flat. A balcony on the courtyard side is already provided for in the declaration of division, but the owners have not built it yet. The flat is handed over empty and vacant, on a date by agreement.

The area mixes period buildings, modern architecture, restaurants and culture, and it suits families: several international nurseries and schools are close. Supermarkets, chemists, cafés and restaurants along Chausseestraße and Invalidenstraße are near. For quiet, there is the house garden and the parks and courtyards around the Charité and the university.

The U6 at Naturkundemuseum, the Hauptbahnhof, S-Bahn Nordbahnhof and several tram and bus stops are around the corner.
